Stephen Kirby
Stephen Kirby is a Member of the Royal Institution of Chartered Surveyors with over 20 years’ experience in real estate, specialising in the EMEA Data Centre market.
As a founder of Pioneer-dc, he provides independent advisory, brokerage, and development services to investors, operators, and developers.
Previously, Stephen was a founding member of DTZ’s Data Centre Advisory team and later served as Lead Partner at Cushman & Wakefield, heading the EMEA Data Centre Advisory and Valuation teams. His expertise spans capital market transactions, lease advisory (including rent reviews, lease renewals, expert witness, and service level agreements), valuations, site selection, and development consultancy.
He is currently advising on Data Centre opportunities across Europe, with a focus on site sourcing, power strategy, and large-scale development.

Nigel Clarkson
Nigel Clarkson is a Data Centre real estate specialist with over 28 years’ experience in investment, development, and site strategy across EMEA and Asia Pacific, within a 39-year career in property.
He has been active in the data centre sector since the late 1990s, beginning with British Telecom, where he contributed to early large-scale Data Centre initiatives. He went on to co-found Pioneer Technology and Spire Technology, delivering multiple data centre developments including the Thurrock facility for Fujitsu in 2002.
Nigel later served as Global Head of Property at Stratus DC, leading site sourcing, acquisition, and development strategy across international markets.
His core expertise lies in identifying and securing strategic sites for large-scale data centre infrastructure, working closely with investors, developers, and operators to deliver viable, scalable projects.
He is currently advising on Data Centre opportunities across Europe, with a focus on site sourcing, power strategy, and large-scale development.
