Stephen Kirby
Stephen Kirby is a Member of the Royal Institution of Chartered Surveyors with over 20 years’ experience in real estate, specialising in the EMEA Data Centre market. As a founder of Pioneer-dc, he provides independent advisory, brokerage, and development services to investors, operators, and developers.
Previously, Stephen was a founding member of DTZ’s Data Centre Advisory team and later served as Lead Partner at Cushman & Wakefield, heading the EMEA Data Centre Advisory and Valuation teams. His expertise spans capital market transactions, lease advisory (including rent reviews, lease renewals, expert witness, and service level agreements), valuations, site selection, and development consultancy.

Nigel Clarkson
Nigel Clarkson is a Seasoned Property specialist with a 39‑year career in property development and investment, including 28 years dedicated to data centres—from site selection to development delivery across EMEA and APAC. He has deep expertise in data centre real estate, shaping landscapes for major clients since the late 1990s—starting with British Telecom in 1998/99. Nigel was Co‑Founder at Pioneer Technology, Spire Technology then Global Head of Property at Stratus Data Centres. His core strengths are site sourcing, negotiation, identifying and securing prime land for large-scale data centre infrastructure projects. He was an early entrant to the data centre development market delivering Thurrock data centre for Fujitsu UK in 2002, plus many more
